Grounds for Eviction: Is a Text a Person is Leaving Proof to Terminate a Verbal Lease in Florida

dimanche 7 décembre 2014

My question involves an eviction in the state of: Florida. I had a friend move in 4 months ago. They agreed to pay monthly and I stated I did not want drugs in my house. I recently found this person was doing drugs (I have a pic of a drug pipe), in addition, this person has not paid rent in November and December. They have agreed to move out but won't come for their stuff and give me my keys back. Cops told me I would need to evict and can not change the locks. I have texts messages from them on two occasions that states they will come for there things but never did. Is this proof of termination of a verbal lease? Can I assume their stuff is abandoned and change the locks? They have not stayed here in 3 weeks but come when I am not home to get cloths and things and then leave. Its more of a store unit for them but I want them out. Any advice? I don't really have the money or knowledge to go through a court eviction.
