My question involves landlord-tenant law in the State of: Florida
I am moving out of state April 1st, i am currently in a lease until July 31, 2015. I found someone to take over my lease and pay me my last months rent, condo fee that i paid. ( first the condo association has to run a background on this individual..)
My landlord now is asking me to have the condo fee assigned to her. I replied No that is not what the lease states. She than of course wants to ask the new renter (my subleaser) to pay her a deposit. this again is no where in the lease.. The lease has no deposit to the landlord ..only last months rent i also paid at move in, the Condo association fee that is fully funded back to me or my subleasee at time of move out...
Do i have rights? he is taking over 6 months of my lease which works perfect for him we had things settled between us.I do understand that my name still remains on this lease. But what i dont understand is why the landlord is making this so difficult.
I have been in this Condo since Aug 1 2014 this condo has been sold twice since my lease. I verbalized to the real estate agency when the condo went up for sale the second time that i wanted out of the lease ( a job promotion that i never received) made my rent become unbearbable...
well..
the real estate company sold the condo again ,,,,to my agents grandmother and of course she doesn't want to live in the condo she wants to keep it as an investment property. I understand that since this was my second owner that i could have gotten out of the lease ?? NO One told me that ...no offer was ever made, as a matter of fact that real estate agent drew up a paper to have me sign on the second owner..
with the condo board..
she is not legally suppost to rent this condo for one year after her purchase although since she has a contract with me she can finish the contract..July 31,2015
the problem is she is wanting money on this deal money that i had to lay down to move in here... she doesn't lose any rent things are the same as they have been for the last 6 months.. but No she now wants to change parts of the lease...
what can i legally do ?/
