Adverse Possession: Neighbor Claims Adverse Possession

vendredi 12 septembre 2014

My question involves real estate located in the State of: OR

I recently purchased a small lot of land (~2000 sq/ft). Had surveyed, title transfer, etc from the previous owner. The lot lies in between my lot and the neighbor.

Neighbor is claiming adverse possession.

It's so complicated though but I don't think they will be able to prove what is necessary.

What might this cost me? Is it hard to prove this in Oregon?

They had a lawyer send me a letter basically just saying they have adverse possession. Sort of threatening but not saying anything more.

ETA more details: The property was initially an emergency easement but we worked that out. Over the years we have lived here (over 10) we have always mowed at least half of that property while the neighbor sometimes mowed it but very much used it to dump trash in the corner (cement, an engine, etc - it will cost me almost $800 to clean up). I know they didn't think the property was theirs because they spoke about purchasing it themselves and they had even spoken to code enforcement about buying it to use as parking but when told how much it would cost to turn the sidewalk/curb into a driveway they no longer pursued it.
