Closings and Escrow: Records Do Not Match the Mls Listing

My question involves real estate located in the State of: CA



I'm currently in escrow and have recently found out that the public records do not match the MLS listed and description of the house. The seller and agent are refusing to disclose anything and are unable to provide permits for the reason that they just "never cared about this issue". I did my due diligence and ordered permits, they exist but they're extremely hard to read and no one seems to be able to help me decipher if they are pertinent to the additional square footage, bathroom and bedroom they've listed on MLS. There are no mentions of buyers checking permits etc. on the listing. Had I known this information, I would have never put an offer on the house and spent 2K on inspections. At this point I'm emotionally invested in this house but I also don't want to carry the burden of not being able to sell this house in the future or afraid I will run into bigger problems pertaining to this issue. Also, I may not qualify for the loan as the appraisal will be for a significantly smaller sq footage etc. I'm extremely mad about the agent's deceit and misrepresentation. Can anyone offer any help or suggestions?
