My question involves real estate located in the State of: Texas
I have mowed and cleaned up the abandoned lot next to my home in Texas for 2 years, prior to that neighbors say the lot has been un kept, abandoned and an eye sore for 8-10 years. Looked into the property 2 years ago for an owner with no avail. I have keep trespassers and misc "bad people" off the property having to finally fence the property in and post no trespassing signs. Just recently I checked the tax situation where I found them to be 4years delinquent, and the POA dues to be 5 years delinquent. I have been raising chickens and growing a small garden on this property.
I promptly paid all delinquent taxes and POA dues, do I go to court and file a lien for money damages or do I claim Adverse Possession, unable to locate any owners. Any advise will help as I am retired and on a fixed income.
