I have a Deed of Distribution, dated April 5, 2013, indicating that I own 80% of two acres of land and my nephew owns the remaining 20%. I can pay him for his 20% of the land in exchange for his use of a Quit Claim Deed to release his interest in the property to me. Or, I can subdivide the land and give him 20% of these two acres. Which of these two methods is the least cumbersome and least expensive to pursue? And, what are the two different sets of steps I would need to follow for each of these two possibilities? I want to take care of this before I build anything on the property.
