My question involves landlord-tenant law in the State of: CA
We have a year's lease that is up in March and we just received our lease renewal forms. Upon looking through the documents, I was shocked to discover that the property manager (the landlord is a publicly traded company) had interjected a "lease termination fee" of $5000 (roughly close to 2 months of rent). There is also the requirement to give a month's notice to vacate. This appears to me to be double-dipping, where the landlord gets his notice AND gets an additional two months' rent as compensation for breaking the lease !
Is there a state law that sets forth what the maximum lease termination fee may be ?
