My question involves collection proceedings in the State of: Massachusetts



I subleased an apartment from September 1, 2014 to January 2, 2015 at my university. I moved out prior to January 2, but paid for the rent until this date. The apartment complex I subleased in does not handle any matters regarding subleases except for approving them, I never made any payments to them as a subletter and they explicitly state that an approved sublease does not constitute a lease with the complex.



The person I was subleasing from decided to terminate their lease for this apartment after I moved out because he found a better apartment out of the city (which is why he was subleasing in the first place). He asked me to turn in the paperwork to cancel his lease since he was traveling for New Years. My plans changed last minute, so I was not in the city on January 2. I chose to mail the paperwork to the office so that it would arrive by the 2nd. The office told the guy who held the lease that they didn't receive the paperwork about 10 days later, so he asked me to turn it in again. I had delivery confirmation with the original papers that says it was delivered, but the staff claims they never got it so I went in again anyway.



Now, he is threatening me with legal action saying I need to pay him for the additional 10 days since his lease was not terminated on January 2, even though my sublease agreement with him was only until that date.



I believe he already has a personal lawyer for this issue and they have been in contact since he told me to expect a letter from his lawyer with instructions on payment. He claims since I did not deliver the paperwork in a timely manner and that the office did not receive the paperwork until 10 days later, when I physically turned it in. He seems to be asserting that I never mailed the paperwork the first time, although I have sent him the tracking number which proves that I did and that it was delivered.



Do I have any defense against paying since my sublease ended and I was no longer living in the apartment after January 2? Or am I still legally obligated to pay this guy?
