My question involves landlord-tenant law in the State of: Ohio
Three girls (each one signed a lease) agreed to a three year lease in a two room apartment in college.
Each year one of the girls would get their own room and the other two would share.
We are soon coming on the start of year three.
It is my daughter's turn to have her own room; but the other two girls now don't get along and don't want to room together.
Is there any legal recourse or leverage to get the girl out of the single room and trying to work it out so my daughter can have own room as agreed to by all.
Nothing regarding who would get the single room and when was put in writing. The other two girls - who now don't get along have each enjoyed a year of having a single room... Yes there are many other possible options:
- one of the girls move out....which is fine; but then we have to pick up half the rent of the girl moving out.
- we find a new roommate; which is also fine; but the girl staying has to agree to live with this person; not to mention it is difficult to find someone last minute.
The situation is far more complicated than I could possibly go into.
I just want to know if one could make a legal case in small claims that my daughter was cheated out of some monetary value (of the lease) if push came to shove and the girl creating this situation simply doesn't move out of the single room.
