Rental Agreements: Concession Offered Looks Like I'm Giving Up My Rights. Am I Wrong

My question involves landlord-tenant law in the State of: California



I'll try to keep this short. There was a water leak in august that the apt management let go for a month before attempting to fix. When they did it took two months to finish. A barrage of plumbers, inspectors and Maintanence people have revolved through my door. Plumber bringing beer or falling asleep in my kitchen. Ripping my floor by sloppily moving around appliances. Then almost all our kitchen items all over the house because they haven't closed the hole and no clean up(it's been a month since final fix). Inspectors came and said the kitchen and bathroom walls have to be removed because of moisture/mold. We can't live in the apt while the demolition is taking place. Management offered a concession for a free months rent for all our trouble but I'm finding it hard to sign the form because it looks like I'll be signing my rights away.

Please any input would be helpful. I have been very patient through this whole process.
