Breaking a Lease: Landlord Wants Compensation for Breaking a Lease Despite Prior Agreement

My question involves landlord-tenant law in the State of: Washington



My friend and I signed a lease with the landlord in March, 2015, regarding of an apartment unit with leasing period Sep 1st, 2015- Aug 31st, 2016. We had a plan change and talked to the landlord. The landlord agreed that if we could bring new tenants to replace us, he will give back our full security deposit. We did. And three other people signed a lease regarding of the same room and the same leasing period, and paid for security deposit. However, the landlord then suddenly took out a new agreement requiring 300-dollar fee, and after we said we needed to consider this, said he would not terminate our lease or give our security deposit back even though he has signed the lease with the other three tenants.



Also he failed to show my friend the leasing contract, from the beginning. He let her sign all the other paperworks except the leasing contract. He also failed and refused to provide a copy of the leasing contract to me. And now he refused to even let us look at the contract.



We are both college students and have never been this situation before. We would appreciate any advice or help.
