My question involves an easement in the state of: Texas

We own two acres in Texas and would like to fence our property. Our neighbor holds an encroachment easement on 3600sq ft of our property. The easement was created just before we put on offer on this house, and we were made aware of the easement after our option period ended (we've lived in the house about 18 months now). Our boundary line runs right next to our neighbors driveway. They say they need to easement for storing a flatbed trailer, gravel, mulch etc.
We made a handshake agreement with the neighbors, before we bought the house, that they would drop the easement if we built the fence a good way from the boundary line. They are not wanting to honor this agreement anymore. We would now like to build a fence on our boundary line and give them a large fence to access their trailer, gravel, etc. Are we within our rights to do this? I do have a copy of the easement agreement so if I need to add any detail to help answer my question, please let me know.
