Change of Ownership: Landlord Will Not Produce Itemized List of Cam Charges

My question involves landlord-tenant law in the State of: Utah. My landlord wants me to pay him an extra 2,500.00 in CAM charges before he will let my buyer take over lease and business. (1 year and 4 months left ). He will not give me an itemized copy of these charges. Five failed attempts the last one being a certified letter asking for this information. He say's he will attach it to her take over if I don't pay. Any legal possibilities in my favor ? P.S. I'm the one that keeps the property cleaned up and flowered. I don't want to loose this buyer.... Thank You, Sunshine
