My question involves landlord-tenant law in the State of: California (city of San Diego)
On 8/1/2014 I started a lease with my apartment complex with an end lease date of 6/30/2015. I've had some issues since and would like to terminate my lease early however I being told that in addition to 30 day notice and months rent that I will need to pay a termination fee that is almost more than the rent itself. My first issue is last month I had some things stolen from my garage which I reported to the police and have a case # (they left a note stating they would be back for other items) I did bring this issue to the attention of the front office. I also notified the property management company of bugs (mainly spiders) my son was bitten by a spider and needed to go to the ER and this was after they had supposedly sprayed. Last I live in the bottom unit and my neighbors above me are very loud some noises are things out of their control like if they run the shower or turn on the washer it's very loud in my unit.
Can I legally terminate my contract without having to pay that additional termination fee?
